Access to the Premises by the Landlord


This clause stipulates that the Landlord and/or its agents must be granted access to the Premises at all reasonable times to inspect the Premises, repair any damage, ensure that the Tenant is complying with all of its obligations in terms of the Lease and show the Premises to potential purchasers or Lessees. In the event that the Tenant is inconvenienced by the Landlord needing to access the Premises (usually in the instance of needing to make alterations or affect repairs) the Tenant may NOT withhold the Rent or any portion thereof. This is an issue that crops up often and thus this clause should be clearly highlighted to the Tenant.
